Appears to be some sort of production manual, desk reference structure... like an artbook with commentary. You'll also find inside: sketches, relationship diagrammes, a flowcharte and big blonking pictures of the Voice Actors. And of course select scenes from the OAV, catchy headings and a long caption. I don't know much of Japanese, but I can tell when the captions are catchy. Alternating sizes, shifted stacking order and FONTS!
